Agricultural and Consumer goods Retail and Whole Sales Centre Project

Project Objective

To set up Retail and Whole Sales Centre on the territory of 45 hectares in Saint Petersburg, which would provide the following facilities:

•  Meat, dairy and its processed products for retail sales;
•  Vegetables and fruits retail sale;
•  Manufactured and consumer goods retail sale;
•  Meat, dairy and its processed products cash and carry;
•  Vegetable and fruits cash and carry;
•  Manufactured and consumer goods cash and carry;
•  Meat, dairy and its processed products whole sales;
•  Vegetable and fruits whole sales;
•  Manufactured and consumer goods whole sales;
•  Providing all kinds of quality control of the incoming into storage production and outgoing from the warehouse production.

Privately owned land plot of 45 hectares, located in Saint Petersburg, Russia, is used for the implementation of this project (Appendix A).
All the required design and planning works are done and all necessary documentation and permissions are obtained for the land plot. The above mentioned territory has an engineering network. One of the main advantages of the project is its location. This territory is easily accessible by a car and public transport. There are two underground stations “Zvezdnaya” and “Kupchino” within 10 minutes by car. There is also within 10 minutes a convenient railway link, it takes only 20 minutes to the centre of the city.
In close vicinity of the area there are privately owned spare land plots (18 ha, 91 ha, 37 ha), that provides a means of developing the project (Appendix B).
Furthermore on 18 ha, 91 ha, 37 ha, there is loading and unloading zone for railway cars including a special Custom clearing post.
For all the territories all the required design and planning works are done and all necessary documentation and permissions are obtained.
“Development Centre” has been developing and funding its own money in this project for the last 5 years.

Project Structure

There are several functional areas in Retail and Whole Sales Centre Project:

Zone 1 is meant for placement of storage, meat retail and whole sales, and of its processed products;
Zone 2 is meant for placement of storage, vegetable and fruits retail and whole sales;
Zone 3 is meant  for placement of storage, manufactured and consumer goods retail and whole sales ;
Zone 4 is meant for technical support services control facilities for Zones 1?3. There is also plans to have here premises for whole sales deals.

Each zone in its turn consists of the following functional areas:
Zone 1.1, Zone 2.1, Zone 3.1 are planned to have modern premises, providing public food retail sales according to designated purposes of the Zones 1, 2, 3.
Zone 1.2, Zone 2.2, Zone 3.2 are intended for building fridge complexes and whole sales centres for public and corporate bodies according to designated purposes of the Zones 1, 2, 3.
Zone 1.3, Zone 2.3, Zone 3.3 are intended for building refrigerated stores for storage the products according to designated purposes of the Zones 1, 2, 3.
All described above complexes are to comply with all modern standards and requirements.

Main targets of Retail and Whole Sales Centre (hereafter Centre) in St.Petersburg are:

•  To provide agriproduct producers with opportunity to sell their goods;
•  To provide safety and storage of producer’s agriproduct;
•  To provide project profitability via sales volume increase.

Construction period is 3 years.
Payoff period is 6 years.

We offer:

•  To purchase the land plot of 45 Hectares in Shushary Settlement for implementation of Agricultural and   Consumer goods Retail and Whole Sales Centre Project.

•  It is also possible to allocate the land plots from 1 Hectare in area for construction of different objects for commercial usage.
